What to Cover in Home Inspection
The sole aim of doing the home inspection is to decide the state of a home during the time of inspection. After a home inspection, there is the report produced which is used to know the present value of the property and also presents a ground to negotiate the needed repairs and their price.
There are several types of inspection services. A home inspection can be done at the request of a buyer who is considering buying a particular home. Those who want to sell their home can ask for a home inspection so that they can know the faulty areas and fix them before selling it. When a home is being constructed or when it is undergoing different construction phases, then a phased inspection is carried out. Once construction is in the 11th month, then a warranty inspection is done since it is still under the builder’s warranty.
The areas to be inspected during any home inspection includes appliances, air and heating conditioning, plumbing, electrical, roofing and structure. During inspection the items subject to inspection are the visible and accessible ones. The only inspection that takes place from the ground is in two-storey roofs as they are considered inaccessible. No home inspector is permitted to do inspections that will be deemed invasive. In home inspection a home inspector is not expected to open ceilings or walls to know the contents. The condition of a home can be know using the latest inspection methods such as thermal imaging used by professional home inspectors.
Medical care clinicians and home inspectors are somehow similar the only variance is the prohibition of home inspectors to do any repairs or work on the houses they conduct an inspection. A patient will be treated and thoroughly examined by a doctor after they have been referred to them by simple medical clinicians. In home inspection, inspectors will send their clients to experts if the property is under warranty. A client will be protected by the law that prohibits the home inspectors from working on the house they inspect. Clients will not worry that a home inspector can fabricate repair issues with a view to making more money from them.
A normal home inspection should only cover the garage and the home. It should not include out building, septic, wells, lawn sprinklers, hot tubs and pools. More costs will be incurred if these are inspected. Others required more training and certification of the home inspector.
A home inspector is only supposed to inspect and produce a report. They should not make any recommendations on any repairs. Home inspectors are not allowed to influence a buyers decision on buying or selling a home.
